Want to see Delmar at its best? Visit this small suburb on Veterans Day, and see the streets packed four deep with families as the parade goes by. There's a reason why Delmar, the region's original suburb, has become one of the most popular places for families in the region -- excellent housing stock, a small-town feel and neighbors who come out for parades.

Delmar, a hamlet of the Town of Bethlehem, has a population of more than 8,000. Kids go to the excellent Bethlehem School District, and parents are only a 10-minute drive to downtown Albany (and thousands of government and other professional jobs). In 2005, CNN/Money named the Delmar region one of the "Best Places to Live" in America.

Homes here, nearly all single family, tend to be older but well-kept, with big windows and plenty of exposed wood, along with an attention to detail that is almost never seen in modern subdivisions.

While properties tend to cost a bit more than Albany, the taxes may be similar. Here, people seek the feel of a mostly suburban life and an easy commute to Albany.
